What is Sengkang Connection?
Sengkang Connection is an upcoming B2 strata industrial development by Soilbuild Group Holdings Ltd., located along Sengkang West Way in the north-east of Singapore. The project is being built on the Sengkang West industrial site that JTC Corporation released under its first-half 2025 Industrial Government Land Sales (IGLS) programme. After a competitive tender that drew four bids, JTC awarded the land to Soilbuild on 1 October 2025 for S$156,114,008.
The site measures 23,196.6 square metres (roughly 249,690 sq ft) with a gross plot ratio of 2.5, giving it a maximum gross floor area of about 57,990 sqm, or roughly 624,000 sq ft. That makes Sengkang Connection one of the larger new strata industrial projects to come to the market in the north-east in recent years, and one of very few new B2 options for business owners who live or operate around Sengkang, Punggol, Hougang, Seletar and Yishun.
The Sengkang Connection launch is expected in January 2027. Ahead of the official preview, this site brings together everything known so far about the project, from the Sengkang Connection price outlook and floor plans, to the Sengkang Connection location, the developer's track record and the approved B2 uses.

Why Sengkang Connection matters for north-east businesses
For years, business owners in the north-east have had limited choice when it comes to buying their own industrial premises. Most of Singapore's newer B2 stock has been concentrated in the west (Tuas, Jurong, Bukit Batok) and the north (Woodlands, Kranji, Admiralty). Many SMEs based around Sengkang, Punggol and Hougang have had to choose between renting older units, or commuting long distances to own their space. Sengkang Connection changes that equation by bringing a large, brand-new B2 development right into the heart of a fast-growing residential and employment corridor.
The north-east region is home to several major planned growth nodes, including the Punggol Digital District, the Seletar Aerospace Park and the established industrial estates around Ang Mo Kio, Yio Chu Kang and Defu. Sengkang Connection sits between these hubs, offering owners proximity to suppliers, customers and a large local workforce. Being close to where employees live is increasingly important for hiring and retaining staff, especially in technical trades.
A brand-new building versus older industrial stock
Buying a new-launch industrial unit has several practical advantages over an older resale unit. Modern B2 developments are typically designed with higher floor loading, larger cargo lifts, wider driveways that can take bigger vehicles, ramp-up access for loading directly at the unit, better M&E provisions and more efficient layouts. They also tend to be easier to finance, because the remaining lease is at its longest. A new project like Sengkang Connection also gives you the opportunity to select your preferred unit size, stack and floor level at launch, rather than waiting for the right resale unit to appear.
Own your premises instead of renting
For an established SME, owning your operating premises can turn monthly rent into equity, protect you from rental increases at lease renewal, and give you the certainty to invest in fit-out and equipment. Industrial property is also not subject to the Additional Buyer's Stamp Duty (ABSD) that applies to residential purchases, which makes it attractive to both owner-occupiers and investors. Stamp duty and GST rules do still apply, so confirm the current position with your lawyer. Please refer to the price guide for a fuller explanation of purchase costs.
Who should consider Sengkang Connection?
- Owner-occupiers: light manufacturers, food production and central kitchens (subject to approvals), precision engineering, printing, electronics assembly, logistics, e-commerce fulfilment, renovation and M&E contractors, and other B2-eligible trades.
- Growing SMEs currently renting in Sengkang, Punggol, Hougang, Seletar, Yishun or Ang Mo Kio who want to lock in their long-term premises.
- Investors looking for an industrial asset in an under-supplied part of Singapore, with a large pool of potential tenants nearby.
- Companies relocating from older estates whose leases are expiring or whose buildings no longer meet their operational needs.
Because industrial property comes with use restrictions, it is important to confirm that your business activity is allowed in a B2 development before buying. Our Sengkang Connection B2 uses guide explains what is typically permitted.
Sengkang Connection price: what to expect
The official Sengkang Connection price list has not been released yet and will be announced closer to the January 2027 launch. What we do know is the land cost: at S$156.1 million for about 624,000 sq ft of potential gross floor area, Soilbuild paid roughly S$250 psf per plot ratio. Selling prices will add construction, financing, marketing and developer margin on top of this.
